Not All Second Home Owners Are Liable To Pay the €200 Non Private Principal Residence Levy

Senator Mark Daly warns citizens that not every second home owner is liable to pay the €200 levy on Non Private Principal Residences.

Senator Daly states that ‘not all second home owners are obliged to pay the charge, citizens should be aware that section 4 of the Local Government (Charges) Act 2009 details the exemptions of this Act.’ Some of the exemptions are outlined below; 

The owner of a second property is exempt from the €200 levy if the individual becomes the owner of the second property within a one year period before the date of payment of the levy.

An individual will also be exempt if the second property becomes the individual’s sole residence less then 6 months after the payment date of the levy.

Also if a person has a second property which is occupied by a relative, free of rent and it is the relative’s sole residence then the owner of the property will not be liable to pay the levy. This is provided that the residence is on the same property as the owner or within 2km of the owner’s property.

Senator Daly states that ‘that citizens are too often unaware of the detail of legislation and therefore it is important to highlight it, many second home owners may be surprised to find that they are not liable to pay the levy.’

Even though Senator Daly wants to inform citizens of these exemptions he also highlights the importance of those who are liable to pay the levy, to pay it on time. The final date for payment is October 31st 2009, and any payments made after this date will incur a €20 a month penalty.
